The challenge

Painting seven four-story buildings is ordinary work on an empty site. On an open resort it is a different job.

Guests were in those buildings the whole time. They walked past the work to reach their rooms. They slept above it. Every day the job had to end in a state a paying guest could live with.

The public spaces were harder still. A resort can take a guest room offline for a week. It cannot take the lobby offline, or the pool restrooms. Those rooms carry every guest on the property, every day, and the work had to happen around them rather than instead of them.

Then the model rooms, where the standard is highest. A model room is what a buyer stands in before deciding. There is nowhere to hide a rushed finish.

Three scopes. All guest-facing. All live.

Scope

What we did

3 items of scope

Stabilis was general contractor for the full renovation program at the Ritz-Carlton Club on St. Thomas.

  • Exterior painting across all seven four-story guest buildings
  • Model room renovation, the rooms held to the closest scrutiny on the property
  • Public space renovation, including the lobby and the pool restrooms

How we delivered it

Keeping a resort open for five months of construction is a sequencing problem before it is a construction problem. Here is how Stabilis ran it.

01

One general contractor across all three scopes

Stabilis held the contract and ran the work. Paint, model rooms, and public spaces answered to the same team, so nothing fell into a gap between trades and the resort had one number to call.

02

Sequenced around guests, not around us

Painting moved building by building rather than opening the whole property at once. Public spaces were phased so the lobby and restrooms stayed usable. The resort stayed open and operating for the full program.

03

Five months, planned from the dock up

On St. Thomas every gallon of paint and every room fitting arrives by sea. We planned procurement, freight, and site delivery into the schedule from the start, which is how a five-month window on an island holds.

The result

Seven guest buildings painted. Model rooms renovated. Every public space refreshed. Delivered in five months at a Great Bay resort on St. Thomas, with the doors open the entire time.

Model rooms
All public spaces
Resort open throughout

This is the work resort owners need most. A full refresh, and not one day of lost occupancy.
