Ritz-Carlton Club St. Thomas
Seven four-story guest buildings painted, the model rooms rebuilt and every public space renovated, with the resort open throughout.
Project details
Seventy units is a large share of a resort's sellable inventory. That number sets the whole problem.
Take all seventy offline at once and the resort stops earning. Take them one at a time and the job runs for years. The work had to sit between those two, moving fast enough to finish in a season and slow enough that the resort kept its doors open and its guests in rooms.
There was a second line of difficulty. The scope covered the poolside buildings inside and out, so interior fit-out and exterior work landed on the same buildings in the same window. Those two trades get in each other's way if nobody is holding the sequence.
And across all seventy units, one standard. On a full-inventory renovation there is no such thing as a room that does not matter. A guest booking next season does not know which unit they will get.
Seventy units in five months on an operating resort is a sequencing job. Here is how Stabilis ran it.
Stabilis held the contract and ran a single room standard across all seventy units. Unit one and unit seventy were built to the same spec, by the same team, to the same finish.
The work moved through the poolside inventory in stages rather than opening all seventy units at once. The resort stayed open and operating for the full five months.
Rather than running two separate jobs on the same buildings, we sequenced the inside and outside work together, so each building finished complete instead of waiting on a second pass.
Seventy units of fittings and finishes cross water to reach St. Thomas. Procurement, freight, and site delivery were part of the plan from day one, which is what makes a five-month window hold on an island.
All seventy poolside units at Margaritaville Vacation Club renovated inside and out, delivered in five months at a resort that never stopped taking guests.
Full-inventory room renovation on a fixed window is exactly the work vacation clubs run between seasons, and it only works if the sequence holds.
This project shows Stabilis delivering full-inventory unit renovation to a fixed schedule on an operating resort.
Seven four-story guest buildings painted, the model rooms rebuilt and every public space renovated, with the resort open throughout.
A property-wide refit of every exterior opening, carried out while the resort stayed open.
A new-build sales center, gallery, and office space delivered on the resort grounds.
Tell us how many keys and what window you have, and we will show you how we would phase it around your guests.
