Delivery methods
The five ways we deliver
Whether you need a plan before you commit, a builder for a finished design, or an advocate to oversee someone else's, there is a way to fit.
Pre-Construction
Planning, budgeting, and estimating before the build. Best when you need a real budget and schedule before you commit.
Explore Pre-ConstructionGeneral Contracting
We build your project and hold the whole job, from the ground up to handover. Best when the design is set and you want one team accountable for the build.
Explore General ContractingConstruction Management and CM-at-risk
We manage cost and schedule on your side, and can carry a guaranteed price. Best when you want our input early and cost certainty before the build commits.
Explore Construction ManagementDesign-Build
One contract and one team for both the design and the construction. Best when you want speed and a single point of accountability across both.
Explore Design-BuildOwner's Representation
We represent your interests and oversee the designers and contractors. Best when someone else is building and you want an expert watching for you.
Explore Owner's RepresentationNot sure which one you need?
Most owners are not sure at first.
And that is fine. Here is the short version.
Still not sure? Email us, tell us about the project, and we will point you to the right one. That conversation costs you nothing.

More than the build
Delivering the building is only half of what we do. On remote and island projects, we also build the systems that keep a property running: desalination and water treatment, wastewater, on-site power, and solar with battery storage. Same team, and it is what lets a resort stand on its own where the grid and the water main do not reach.

Frequently Asked Questions
How do I choose a construction delivery method?
It comes down to how finished your design is, how much cost certainty you want, and how early you want a builder involved. If you are still planning, start with pre-construction. If the design is set, general contracting fits. If you want early input and a guaranteed price, construction management at risk. When in doubt, a short call sorts it out.
What is the difference between general contracting, construction management, and design-build?
A general contractor builds a finished design for a price. A construction manager works on your side to control cost and schedule, and can carry a guaranteed price under CM-at-risk. Design-build puts the design and the construction under one contract and one team. Each suits a different level of certainty and control.
Can we start with pre-construction and decide the delivery method later?
Yes, and many owners do. Pre-construction gives you a real budget, a realistic schedule, and a tested design first, which often makes the right delivery method obvious. You are not locked into building with us to use it, though most owners carry the work straight through.
Do you offer all of these on island and remote projects?
Yes. Every method we offer is built for exactly those conditions. Because we self-perform the structure and control our own shipping and logistics, we can deliver on remote and island sites where materials, labor, and utilities cannot be taken for granted.
Which method is most common for hospitality or government work?
Hospitality owners often use general contracting or design-build for speed and a single point of accountability, while public and federally funded work frequently uses construction management at risk. We work in all of them, and we will recommend the one that fits your project, not the one that suits us.
